While Florida’s state Hometown Heroes program provides down-payment assistance to eligible occupations, our Hometown Heroes Boost enhances it — or stands alone, with far fewer restrictions.

Who qualifies

We keep eligibility simple to honor those who serve our communities. If you’re a current or former military member, first responder (police, firefighter, EMS), educator (all levels), or medical professional, you qualify for our 15% title insurance rebate.

How it works

At closing, Title Base rebates 15% of your owner’s title insurance premium, lowering your total cost without reducing coverage. The rebate goes toward whoever is paying for the premium — depending on how your contract is written, that could be the buyer or the seller.

How much is that?

It depends on the sale price — the higher the price, the higher the rebate. For example, in Collier County where the median home price is about $825,000, a standard owner’s policy costs around $4,200. Our rebate saves you about $630 — real money back in your pocket at closing.

But legally, how is this allowed?

This rebate is legally supported by the Florida Supreme Court decision in Chicago Title Insurance Company v. Butler (2000), which allows agencies like ours to pass on a portion of our premium share. It reduces closing costs and remains RESPA-compliant because it isn’t money handed directly to you.

Frequently asked questions

Do I need to put in an application to get the Hometown Heroes Boost?

No. When you or your agent get an executed contract, tell your title representative at Title Base that you qualify. They handle it from there — no application necessary.

Do I need to qualify for Florida Housing’s Hometown Heroes to get the Boost?

Nope — we’re completely separate. You can qualify for our program without being accepted for Florida Housing Financing. We only require that you currently or previously work as one of the named employment types.

Can the rebate be combined with other discounts or promotions?

The discounts cannot be combined; whatever the highest discount on title insurance offered is, that’s the highest percentage you can get off.

What documentation is required for eligibility?

Any of the following will work: photo identification from your place of employment, a pay stub, a DD-214 (military), or anything similar. Approval is at the sole discretion of Title Base.

What Florida counties is this currently available in?

Title Base is licensed throughout all of Florida, so the Hometown Heroes Boost is available in all 67 Florida counties.

How is the rebate applied?

Title Base deducts the 15% off the owner’s title policy. If you were going to pay $1,000 in owner’s title insurance, we would rebate $150 — so you’d pay only $850. It reduces closing costs but is RESPA-compliant because it’s not money handed to you.
