Why is title insurance the same price everywhere in Florida?

Florida regulates (promulgates) title-insurance premiums, so the rate is identical regardless of which agency issues the policy. The real difference between title companies is service — and, at Title Base, the 15% Hometown Heroes Boost.

Do I need both an owner's and a lender's policy?

Your lender will almost always require a lender's policy. An owner's policy is optional but strongly recommended — it's the only thing protecting your equity against covered title defects. Bought together, the second policy is discounted.

Is title insurance a recurring cost?

No. It's a one-time premium paid at closing, and the owner's policy protects you for as long as you or your heirs own the property.

Who qualifies for the 15% rebate?

Current or former military, first responders (police, firefighter, EMS), educators of all levels, and medical professionals — buyer or seller, whoever pays for the owner's policy.

Do I have to apply?

No application. Just tell your Title Base representative you qualify once you have an executed contract, and we handle the rest.

Does it reduce my coverage?

No. You receive the full standard owner's policy; the Boost simply rebates 15% of the premium, and it's RESPA-compliant.

How do I protect myself from wire fraud?

A government-issued photo ID and any required funds by wire or cashier's check. We send a checklist and confirm the exact figure in advance.
